Access Statement For The Long Barn

Introduction

The Long Barn is a single storey converted barn within a courtyard at Boycott Manor Farm, Stowe, Buckinghamshire. The farm is accessed by a 400 metre service track off the Welsh Lane between Brackley and Buckingham.

Pre-Arrival

• We have a website with details of facilities provided and picture of most of the rooms and courtyard. Bookings/enquiries can be made directly from the website, via email, or by telephone or letter. Detailed directions to the Long Barn are available on request. The nearest Railway Stations are Bicester North 11 miles and Milton Keynes Central 17. There is no public transport. Shopping can be ordered on line and delivered prior to arrival.

Arrival & Car Parking Facilities

• The farm service track is suitable for all types of vehicle. The Long Barn courtyard is gravelled and provides parking for up to 3 cars. For unloading, cars can be situated within 2 metres of the doors.

Main Entrance & Reception

• There are two entrance doors, a stable door, which is 114 cm. wide leading directly into the living room/kitchen, the other door is 89 cm. wide leading to the entrance lobby. Both doorways have shallow steps leading up under the veranda. The stable door has two steps which are 10 cm. high, 58 cm. deep and 172 cm. wide. The lobby door has 3 steps, 10 cm. high, 46 cm. deep and 163 cm. wide. Two keys are provided for the lobby door. The minimum size of the lobby is 2 m. 35 cm. by 1 m. 80 cm. with doors leading to the bedrooms, family bathroom and kitchen/living room and a cupboard housing the washing machine. The doors are 83 cm. wide and the height of the latches is 140 cm. There are 6 hat and coat pegs

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

• The dining room is open plan between the kitchen and the lounge area. there is a farmhouse style kitchen table with legs on each corner, 6 solid wood kitchen chairs with ample space to manoeuvre. The lounge area has a centrally situated pure wool traditional Indian rug on solid wood floor boards. Two 3 seater sofas and 1 deep arm chair, all with feather cushions. Digital TV, Video, DVD, radio and cassette. Heating by thermostatic radiators and wood burner stove with logs available. Side table with equipment manuals and tourist information. Spot lighting and lamps.

Laundry

• There is no Laundry but a standard washer/dryer is housed in a cupboard in the lobby. Under cover drying facility is provided under the veranda and an industrial size tumble dryer is available (free of charge) in a nearby out-house.

Outdoor Facilities

• For outdoor eating a table and chairs are provided under the veranda. Within the gravel courtyard there is a paved patio area with a BBQ and garden seating. The courtyard is well lit with a bulkhead light at the entrance gate and two pillar lamps as well as lighting under the veranda. An all weather tennis court (50 meters away) is available for guest use and guests are invited to enjoy the farmhouse garden. Farm walks can be undertaken whenever the weather permits and there is an indicative map on the information table.

Bedrooms

• The corridor leading to the bedrooms is 90 cm. wide.

• Bedroom 1 - the door is 83 cm. wide and hinged on the left. The height of the latch is 140 cm. The floor is solid wood with a large central rug. 5ft solid wood bedstead with mattress 60 cm high. There is 85 cm. of space on each side of the bed. There are two bedside cabinets with reading lamps, a chest of drawers 43 cm. by 90 cm., a built in hanging wardrobe 55 cm. by 120 cm. and a free standing long dressing mirror. The bed linen is cotton or poly/cotton with non feather pillows and duvet.

• Bedroom 2 with ensuite bathroom - The door is 83 cm. wide and hinged on the right with latch 140 cm. high. The floor is wood with a central rug. Twin solid pine bedsteads with mattresses 60 cm. high. There is 2 m. 30 cm. of free space between the beds and the walls of the room. There are two bedside cabinets with reading lamps, a chest of drawers, a bult in wardrobe and free standing long dressing mirror. The door to the en-suite bathroom is 83 cm. wide.

Bathroom, Shower-room & WC [Ensuite or Shared]

• Family Bathroom - Ceramic tiled floor, bath with bath filler mixertaps and a grab handle on each side. Toilet with seat height 43 cm. space to left of toilet is 90 cm. and to the right is 47 cm. Wash basin is 80 cm. high with mirror and shaver point above. Shower cubicle with power shower unit, step in is 20 cm high, width of door opening is 52 cm. Free bathroom floor space is 1 m. 4 cm. by 1 m. Heating is by thermostatic controlled radiator.

• Ensuite Bathroom - Bath with bath filler taps and overhead pumped shower. Shower Screen. The toilet is 43 cm. high with 40 cm. free space on each side. Two wash basins with mirror and a shaver point above. Between the wash basins and bath there is a space of 83 cm. The length of the bathroom is 2 m. 80 cm.

Self-Catering Kitchen

• The kitchen is open plan with the dinding room and lunge area. There is a central island 1 m. 40 cm. by 1m. 40 cm. with sink (mixer taps) and fridge and freezer and cupboards under. On two walls there are further units with 2nd sink, dishwasher and electric cooker with extraction fan, and wall units above. A comprehensive range of cookware, crockery and cutlery is provided with easy accessability. The distance between the central island and the cooker is 1 metre. There are spot lights above island unit and a fire extinguisher and fire blanket next to the cooker.
